Estimating Framework

Estimating should be a systematic process, taking extra time to construct a framework for the estimate will increase your accuracy. the framework essentially lists the process for completing the job. estimating the phases of the project such as reconstruction, construction, and post-construction will drive your scheduling process. the task should include labor and materials needed for each phase.

Unit Price method

estimating bundles all cost factors such as labor, material, equipment, and subcontractors come up with a unit cost for the entire task.

Square foot method

multiply square footage of project multiplied by unit cost. quick way to arrive at an estimated cost. this method does not account for project specifics.

Conceptual estimate

Generally prepared by the architect using cost models from previous projects. contractor may have different cost due to unique characteristics.

Quantity take off method

Individually estimate units of materials and labor for each task listed in your estimating framework. you can adjust your estimate to accommodate the unique aspects of the project. all direct and indirect costs must be added to ensure the estimate is complete.

Job cost recording system

Projects monitored more closely. cost overruns are identified and corrective action is taken sooner. A cost code system includes a project number, activity classification code, and a distribution code to plug in costs such as materials, labor, equipment, and overhead.
