An Inspector could write or type a comment in the space provided for the heating equipment or the inspector could add a page at the end of the report to cover such items.

How does the inspector complete the form if an item such as garage door operator is present, but the inspector does not wish to inspect?
If the client agrees that an item is not to be inspected the inspector may exclude the item and mark the "NI" (not inspected) box for that item. Note: inspectors sometimes state they do not do particular items such as evaporative coolers which are listed for required inspection in the standards of practice. Failure to obtain the agreement of a client to exclude the items violates the standard practice.
Unlike the earlier report form, there're no sections in form REI 7-5 for individual bathrooms, water heaters, or heating cooling units. How would the inspector indicate in which room or unit repairs are needed?

No, the inspector must use the existing check boxes in the standard report form. The Inspector's comments would identify the item deficient. By checking the existing boxes, inspector can report whether all the items and systems have been inspected and whether any of them are deficient.
May an inspector modify or delete instructions on the form, such as a language under II.B., branch circuits?
No. Changes to the text unlimited to the specific exceptions found in 22 T AC 535.223 D, and the instructions may not be modified or deleted
Is the inspector required to list items within a system which have been inspected but which have not been found efficient?
No. If the inspector inspect all the components of the system, the inspector is required to report on those specific items which are found defficient. If No inspected items of foam deficient, the inspector could simply mark the "I" (inspected) box referring to the entire system. If any item is found deficient, the inspector could simply mark the "R" (not functioning or in need of repair) box, and identify the item in the comment about it.

What about the space for comments?
The inspector may expand or contract the space for comments as Inspector deems appropriate in the report, whether the report is preprinted or computer-generated. The inspector also may add additional pages of comments to the report, but the comments must be arranged to follow the same sequence of items listed in the report. The inspector may renumber the pages of the reports to correspond with deletions or additional pages. The inspector may list other built in appliances on page 4 and add boxes, letters and captions for those items. Finally, the inspector may add reference Numbers or letters in parentheses to the right of an item caption and put the address for property identification and page number either at the top or bottom of the page.
May inspectors continue to use stop REI-7-3 or REI 7-4 Report form?

When does the rule require the inspector to provide a copy of REI7-5 to the person for whom the inspection is being performed?
The rule requires the report to be provided within the circumstances and complexity of the inspection may affect the time required to complete a report. When no specific time is required by a rule, it is implied that the required action take place within a reasonable time, which will vary from inspection to inspection. For many inspections, a reasonable period of time to provide the report would be two or three days at most.

In the pre-printed version of the report, may an inspector includes list of items in the common space (for example, listing bathroom items, such as the tub, lavatories, and commode in the plumbing system)?
Yes, if the item is of a kind found in the majority of the homes inspected by that licensee. In that case, the licensee may reasonably expect to make comments about those items and may pre print the form with the items listed. A licensee would not however, be permitted to use preprinted report forms which list items only occasionally encountered by that inspector, such as bidets.
Are there exceptions from the mandatory use of Trec Report forms?

If a system make have more than one unit, such as two or more heating units, may the inspector preprint the report to list two or more units with their respective parts and components?
Yes, provided the inspector may reasonably expect to find that number of units in a majority of the homes the inspector inspects. For example, an inspector would not be permitted to use a report four preprinted heating units if the inspector only infrequently encounters a home with more than two heating units.
