Design and Build

Includes an entire completed package, including fixtures, fittings, and equipment where necessary to produce a completed fully functional building.

Procurement Methods

Is the acquisition of appropriate goods and or service at the best possible total cost of ownership to meet the needs of the client in terms of quality, quantity and time. It describes the merging of activities undertaken by the client to obtain a product.

Management Procurement System

Overall design is the responsibility of the client's consultants. While the contract is responsible for managing the performance of the works through separate trade contracts.

Traditional Design

This is the most common method of construction procurement and well established and recognized.

Cost Reimbursement Contract

Where the contract sum is determined on the actual cost of labour and materials, with an amount added to cover overheads and profit.

Lump Sum Contract

Where the contract sum is largely determined before full construction starts. The contractor offers to do the whole work for a total stipulated sum of money as shown in drawings and described by specification

Measurement Contract

Where the contract sum is not finalized until after completion by a measurement of the works on the previously agreed basis.
