Continued education required

14 hours of continuing education each license period is required for all real estate licensees following the initial license period. The continuing education requirement includes a 3 hour core law course and a 3 hour ethics and business practice course.

Applicant requirements

18 years or older, high school diploma or equivalent, US citizenship not required, applicants do not have to be residents, must possess a social security number

Broker associate

An individual who meets the requirements of a broker but who chooses to work in real estate under the direction (employ) of another broker.

Owner developer

An unlicensed entity that sells, exchanges, or leases its own property.

Sales associate requirements

Applicants must complete 63 hour pre licensing course with a score of at least 70 and then the application process including the DBPR license application, fingerprints submission, background check info, affidavit of honesty, initial license and application fee payment, and passing score of the state exam with minimum of 75 average.

Broker Requirements

Completion of 72 hour pre license course with a score of at least 70, have at least 24 months of real estate licensure during the previous five years and successfully pass the broker exam. Applicants who hold a Florida sales associate license must also complete the sales associate post-licensing education before being eligible for a broker license.

Florida Licensed Attorney active members of Florida Bar

Exempt from the sales associate pre license course and from continuing education. However not exempt from the broker pre license education and the post license requirement.

Real estate services

Include any real estate activity involving compensation for preforming the service for another. Compensation is anything of value paid or promised to an individual for preforming any service of real estate.

Broker

Is a person who performs real estate services for compensation

Sales Associate

Person who preforms real estate services for compensation or other consideration but does so under the direction, control, and management of an active broker or owner developer

Chapter 120, Florida Statute

Licensees change of residency

Residents who move out of state must notify the the commission within 60 days of the change of residency

Post licensing education requirements

Sales associates must complete a 45 house post licensing course before the expiration of their initial license. Brokers must complete a 60 hour post licensing course during their initial license period. Failure to complete the post licensing education education before the expiration of the initial license will cause the license to become null and void.

Waiver Fees Military Veterans

The DBPR waives the application fee, the initial license fee, and the unlicensed activity fee for military veterans and their spouses who apply for a real estate license within 60 months after honorable discharge from the armed forces.

Armed services waiver

The DBPR waives the initial licensing fee for a member of the armed services that has served on active duty. The fee waiver applies also to the spouses married to active members during their time of duty.

Individuals exempt from pre license courses but not continuing education requirements

Those who have earned a 4 year degree or higher in real exempt from both sales associate and broker pre license courses, as well as post license requirement. Not exempt from continuing education requirements
