Floor Area

Air Conditioning

The process of treating air so as to control simultaneously its temperature, humidity, and maintain cleanliness and distribution to meet the requirements of the conditioned space.

Occupancy

The purpose of which the building is used/ intended to be used. Term shall include the building or room housing such use. (In which) Change of _______________ is not intended to include change of tenants or proprietors.

Yard or Patio

The vacant space left in a lot between the building and the property line.

Building Height

The vertical distance from the established grade elevation to the highest point of the coping of a flat roof, to the average height of the highest gable of a pitch or hip roof, or to the top of the parapet if the roof is provided with a parapet. In case of sloping ground, the average ground level of the buildable area shall be considered the established grade elevation.

BUILDING PERMIT

A document issued by the Building Official (BO) to an owner/applicant to proceed with the construction, installation, addition, alteration, renovation, conversion, repair, moving, demolition or other work activity of a specific project/building/structure or portions thereof after the accompanying principal plans, specifications and other pertinent documents with the duly notarized application are found satisfactory and substantially conforming with the National Building Code of the Philippines (the Code) and its Implementing Rules and Regulations (IRR).

Traditional Indigenous Family Dwelling/s

Mezzanine

A partial intermediate floor in any storey or room of a building having an area not more than one-half of the area of the room/ space in which it is constructed.

Basement

A portion of a building between floor and ceiling which is partly below and partly above grade but so located that the vertical distance from grade to the floor below is less than the vertical distance from grade to ceiling

Pilaster

A portion of the wall which projects on one or both sides and acts as a vertical beam, a column, or both.

Alley

A public way with a width of 2.0 meters intended to break a block and to serve both pedestrian and for emergency vehicles, both ends connecting to streets. It shall not be used as access to property.

Shaft

A vertical opening through a building for elevators, dumb-waiter, mechanical equipment, or similar purposes.

Ancillary Permit

Duly signed and sealed by the corresponding professionals and the plans and specifications shall be submitted together with the duly notarized application for Building Permit

Dangerous and Ruinous Buildings

Those which are herein declared as such or are structurally unsafe or not provided with safe egress, or which constitute a fire hazard, or are otherwise dangerous to human life, or which in relation to existing use, constitute a hazard to safety or health or public welfare because of inadequate maintenance, dilapidation, obsolescence, or abandonment; or which otherwise contribute to the pollution of the site or the community to an intolerable degree.
