Family/Familial Status (TEST)

A family can be as small as one individual. This status is defined as one or more individuals under the age of 18 living with a parent or guadian. This also includes pregnant women. Housing that is for older people is exempt. If not elderly home it must be available to single or multi families.

Familial status (TEST)

One or more individuals under age 18 living with a parent or guardian; also includes a woman who is pregnant and anyone who is in the process of assuming custody of a child under the age of 18.

The fair housing act protects the rights of those who seek the benefits of the fair housing laws. it also protects owners and real estate professionals, Threats, coercion, and intimidation are punishable and should be reported to law enforcement.

The federal fair housing act is administered by the office of Fair housing and Equal opportunity under the direction of the secretary of HUD.

The federal law that prohibits discrimination in housing based on race, color, religion, sex, disability, familial status, and national origin.

The official who presides over a hearing involving a government agency and someone affected by a decision of that agency. The ALJ hears evidence, including the testimony of witness, and renders a decision.

Administrative Law Judge (ALJ) penalty (TEST)

The penalty can range from up to $16,000 for a first offense to $37,500 for a second violation within 5 years and $65,000 for a further violation within 7 years.

Single-family Home

exempt from fair housing act. The home is owned by an individual who does not own more than 3 homes at one time. A real estate professional is not involved in transaction. Discriminatory advertising is not used.

Blockbusting (TEST)

is the act of encouraging people to sell or rent their homes by claiming that the entry of a protected class of people into the neighborhood will have a negative impact on housing. This activity is also called panic selling.

Steering (TEST)

is the channeling of home seekers to participate neighborhoods or discourage potential buys from considering some areas.

Redlining (TEST)

the practice of refusing to make mortgage loans or issue insurance policies in specific areas for reasons other than the economic qualifications of the applicants.
