Even if you take away the fourth unit, it still has 2,700 sq. ft. It may be the best available but an explanation is in order The subject rent includes heat - one of the comps does also, but two do not. Should this be adjusted for in the market rent estimates? 6. What problems or errors did you find in the Subject Rent section? According to the comments, the subject has a fireplace - that was not mentioned in the Improvements Section 7. What was wrong in the Prior Sales History section? It is unacceptable to say the sales histories of the subject and rental comps is unavailable 8. What problems or errors did you find in the Sales Comparison section? There was no adjustment for sale 2's 0.4 acre lot but a $10,000 adjustment for sales 3's 0.5 acre lot. The subject has 1.5 baths. Sale 1 was adjusted for its 1 bath, but no adjustment was made for sales 2 with its 2 baths. There are no comments about the adjustments. For example, why was there an adjustment of $10,000 for functional utility? No explanations or support of adjustments for quality and age. Fortuitous reconciliation of sales data to come right to the sales price after an initial spread of $40,000 in the three sales prices. No explanation as why these were the three best sales. 9. What problems or errors did you find in the Income Approach section? The rent of $2,640 did come from the subject market rent analysis. However, the GRMs from the three sales were 72.9, 73.5, and 74.4. The appraiser chose 69 for the indicated GRM for the subject. The comments were really generic. 10. Did you find any problems in the Reconciliation section? What did you think of the final value estimate? If you consider the final numbers from the three approaches, the final value estimate seems supported. Two values are exactly the amount of the sales price. However, the support is hard to find, It is all about general statements that the data is good.
