PUDs (planned unit development)
-Detached home and townhome owners own both the structure and the land and have responsibility for shared common areas. -mixed use, with both residential and commercial in the same building or group of buildings

Buyers agree to a one-time purchase price and an annual maintenance fee.

Details of co-op ownership
Individual shareholders (unit owners/residents) don't own real estate, and don't receive a deed for the unit; instead, they own corporate shares, which are considered personal property. Unlike shares in a stock, however, owners can't just divest themselves of their shares.
Co-ops
Shareholders do not own any real estate, just shares in the corporation.
Timeshare use
