Building Codes (Occupancy type)

-Occupancy is based on the structural material and intended use. EX: The code only allows single family homes to be built using wood frame. -Building codes establish maximum permitted occupants per floor and per use. EX: IBC code recommends 15 square feet of floor space for each person in an area without concentrated seating. -Wood frame constructions are limited to 2 stories and smaller floor area than concrete and steel constructions. -Floors with more occupants require more exits. -IBC recommends at least .2 inches of doorway per person. -

A document issued by the governing authority stating that a building complies with applicable laws and permitting occupancy for its designated use.

Building Code

A systematic regulation of construction of buildings within a municipality established by ordinance or law. They protect the health, safety and welfare of the general public. Some major cities have their own building codes but most adopt a state code as the foundation for local building control, and modify regulations through amendments based on their unique goals/ needs.
