Another form of involuntary alienation as a result of a court action, if one tenant in common co-owner seeks to force another to divide or sell the property.
Alienation
Is Transferring property, it can be Voluntary and Involuntary as when you sell it, it's foreclosed or taken by mother nature. May be transferred by will or descent after a person has died without a will a form.
Title
Title simply means ownership, there is no document called title in real estate. Real property ownership is transferred by a document called a Deed however a deed is not proof of ownership.
Voluntary Alienation
Title transferred during an owners lifetime by some form of deed of conveyance. Title may be made by gift, sale or exchange or by will after death.
Involuntary Alienation
Title transferred without the owner's consent usually carried out by operation of law ranging from government condemnation for a public use or to the sale of property to satisfy a delinquent tax or mortgage liens with foreclosure or when a person dies intestate (without a will) it escheats to the state or with a Partition proceeding.
