CM Final
Construction Drawings, Specifications, Bidding Documents
These three document categories should be complete when the final design is done
CM - As Agent
This delivery method is where the owner holds many contracts with architects, subcontractors, and contractors. Contractor does none of the work
Bid (Detailed) Estimate
This estimate is the final one by the contractor. It is comprehensive, detailed, and supportive
Preliminary Estimate
This estimate is usually made early in design by the architect, baed on cost per square foot
Architect
This figure is responsible for the design portion of the project
Program
This is a written statement which identifies the needs and requirements for a project
Final Design
This is the end of the design phase
Feasibility
This is the first stage of the project. Responsibility of the owner. Try to see if the project is able to be accomplished
Programming
This is the second stage of the project where the owner specifies the project needs to guide the architect
Design-Bid-Build Method
This is the way competitive bidding hires people
Open Bidding
This is when the owner solicits bids through a newspaper and trade association advertising, anyone can apply
Owner
This person is in charge of the programming stage
Responsible Bidder
This type of bidder has the technical ability to perform the work on schedule and has the money to do it
Responsive Bidder
This type of bidder meets the legal requirements, conforms to the requirements, or it can be fixed to conform without ethics being an issue, and has read the bonds
Closed bidding
This type of bidding is when the owner selects people to apply
Performance Bond
This type of bond assures the owner that the work will be completed according to the terms in the contract
Bid Bond
This type of bond assures the owner that they will not pay more than the bid provided, assures owner that the contractor will stay to budget
Payment Bond
This type of bond assures the owner tht the contractor will pay the subcontractors and pay for supplies
Commercial Construction
This type of construction does things like movie theaters, offices, hospitals, etc. It is designed by architects, and contractors specialize in this sector
Industrial Construction
This type of construction is characteried by making highly technical projects like refineries, power plants, etc. Privately funded, designed and built by same company
Residential Construction
This type of construction is characterized by single and multi family housing, very low tech and privately funded projects
Lump Sum
This type of contract is financially riskiest for the contractor
Cost Plus Fee
This type of contract is financially riskiest for the owner
Direct Cost
This type of cost accounts for the material, labor, and equipment
Indirect Project Cost
This type of cost is a cost that can be linked to the project but not a specific task within the project. Can have like 5 dif names, this is most common
Conceptual Estimate
This type of estimate is the first one made, tries to assume a rough order of magnitude of the cost
Design-Bid-Build
Owner enters into one contract with the architect and one with a contractor. Linear method, long time frame. Fixed price!
Design-Bid-Build
Projects with simple designs, limited budget, or publically owned are best suited for this
Capacity, Character, Capital
Qualifying to purchase bonds depends on these three things from the contractor. CCC!
True
T or F: the more time a project requires to complete, the larger the indirect project costs will be
False
T or F: typically in negotiated bidding, any qualified contractor may submit a bid to the owner
Section Sheets
These documents display the building as a cross-section, like a cut. Can be for whole thing or just a portion like a wall, etc
Elevation Sheets
These documents display the project from the side. Usually identified as N/S/W/E
Plan Sheets
These sheets display or view the project from above. Can be for roofs, foundations, structural framing, and floor. Site and utility too!
Bonds
These are almost always needed to qualify for a project
DBB, DB, CM as agent, CM at risk
These are the four types of delivery method
High Risk and Change
These are two characterizations of the construction industry
Construction Drawings
These are very detailed plans of the structure
Notes
These can appear anywhere on a drawing, used to guide people
Specifications
These documents are information regarding requirements for things like materials, manufacturers, products, and workmanship
Bidding Documents
These documents are the complete package required for pricing, bidding, and building
All of the above

CM - At Risk
A delivery method when the construction manager provides consultation services to the owner early on and then has a financial investment in the project
Heavy Construction

To give an owner confidence that the construction work will be completed
A performance bond is used to accomplish the following purpose: -To give an owner confidence that the construction work will be completed -To ensure that the lowest bidder will enter into a contract with the owner -To provide insurance for the contractor in case there is an accident on the jobsite -To assure the owner that the contractor will be in business at the end of the project
Known project costs before construction
A primary advantage of design-bid-build delivery method is: -Reduced project time -No adversarial relationship between the designer and the contractor -Known project costs before construction -None of the above
Defined goal or objective, Specific task, beginning and end, deliverables
A project has these four characteristics:
Design Development
A small part of a bigger step, finished in phases. More of the technical details of the design are hammered out, gives the project a vision
The estimate includes a portion of the expenses associated with running the Contractor's business
An accurate and detailed estimate by a bidding contractor has the following characteristics: -It does not include the costs of hiring subcontractors -The estimate includes a portion of the expenses associated with running the contractor's business -Value Engineering is used to calculate a lower, and thus more competitive bid price -Substitutions are included to compensate when poor materials have been specified
All of the above
An estimate can be used for which of the following? -To help make decisions regarding the overall size and complexity of a project -To help make decisions regarding the levels of quality to be used in the finishes -To help make decisions among various material qualities and building system options -All of the above
Inform architect and owner

Call the architect, tell them the discovery
Contractor A was lowest on a lump sum bid. Find out the price is entered wrong by $10,000, but also the site is bad. What do you do? -Ignore the error, sign the contract -Call the architect, tell them the discovery -Inform architect of the error, encourage them to leave as is because of the site condition -Inform architect of the error, encourage them to leave as is because of the design errors
The contractor moves onto the jobsite
During the preconstruction and mobilization stage, the following activity occurs: -The owner selects the winning contractor -The architect issues a "Bid Package" -The contractor moves onto the jobsite -The owner awards a contract to the winning contractor
Contract Documents
Everything except for the bidding documents is known as this
None of the above
From an owner's perspective, conceptual estimates are helpful because: -They provide detailed information regarding construction costs -They can be used as competitive, refined bids to help select the prime contractor -An inaccurate conceptual estimate constitutes legal grounds to fire the contractor -None of the above
Design-Build

Close-Out
In which of the following stages of a project does the contractor have the major responsibility to coordinate all of the necessary tasks associated with that stage? -Feasibility -Design -Programming -Close-Out
At Risk Method
Large commercial buildings that would benefit from fast-tracking, have a sophistocated involved owner, or require construction team involvement early on should use this method
