This type of bidder has the technical ability to perform the work on schedule and has the money to do it

Responsive Bidder

This type of bidder meets the legal requirements, conforms to the requirements, or it can be fixed to conform without ethics being an issue, and has read the bonds

Closed bidding

This type of bidding is when the owner selects people to apply

Performance Bond

This type of bond assures the owner that the work will be completed according to the terms in the contract

Bid Bond

This type of bond assures the owner that they will not pay more than the bid provided, assures owner that the contractor will stay to budget

Payment Bond

This type of bond assures the owner tht the contractor will pay the subcontractors and pay for supplies

Commercial Construction

This type of construction does things like movie theaters, offices, hospitals, etc. It is designed by architects, and contractors specialize in this sector

Industrial Construction

This type of construction is characteried by making highly technical projects like refineries, power plants, etc. Privately funded, designed and built by same company

Residential Construction

This type of construction is characterized by single and multi family housing, very low tech and privately funded projects

Lump Sum

This type of contract is financially riskiest for the contractor

Cost Plus Fee

This type of contract is financially riskiest for the owner

Direct Cost

This type of cost accounts for the material, labor, and equipment

Indirect Project Cost

This type of cost is a cost that can be linked to the project but not a specific task within the project. Can have like 5 dif names, this is most common

Conceptual Estimate

This type of estimate is the first one made, tries to assume a rough order of magnitude of the cost

Owner enters into one contract with the architect and one with a contractor. Linear method, long time frame. Fixed price!
